Rosslyn Hills is situated in the suburb of Lammermoor, approximately 6km south of the Yeppoon Central Business District. Surrounding development comprises a mixture of residential development along Lammermoor beach, with areas of small horticultural farms nearby.

Rosslyn Hills consists of homesites rising up from well elevated, level terrain to sloping hilly country.

There are excellent ocean and island views of the Capricorn Coast and the Keppel Islands from many lots.

Yeppoon has effectively become the beachside suburb of Rockhampton, being only 38km from Rockhampton. This positions Yeppoon to capitalise on increased population growth in the region which has been driven by the mining resources/energy boom.

The Capricorn Coast is easily accessible by road, rail, coach and air through Rockhampton. Regular coach connections to the coast are from the Rockhampton Airport, Major Bus Terminals and the Railway Station, which greets the daily arrival of the 8 hour Tilt Train service from Brisbane to Rockhampton. Whilst the majority of visitors to the Coast are from within Australia, when discovered by our international visitors, a common reaction is awe that one can find every aspect of Australia in one region.

Yeppoon is the Coast's major town which has retained its village style appeal yet offers a variety of wonderful restaurants, accommodation and shops. Livingstone Hills is located only a few kilometres from Keppel Bay Marina, largest Marina in northern Australia catering for boats up to 35m and facilities for coastguard, water police and marine park services. The Marina is situated between Yeppoon and Emu Park and only 10 nautical miles from 18 beautiful islands in the Keppel Group.
